About Aurora Property
Aurora Property is a land agency based in Ungasan, on the Bukit peninsula in south Bali. We help foreign buyers find, check and secure land across the island — freehold (Hak Milik), right of use (Hak Pakai) and long-term leasehold (Hak Sewa).
We work only with land. That focus is deliberate: a plot is judged by its certificate, its zoning and its access, and those three things take real work to verify. We would rather know a narrow market properly than list everything.
What we check before a plot appears on this site
Every plot in our catalogue is verified before publication. We confirm:
- The certificate — its type (Hak Milik, Hak Guna Bangunan, Hak Pakai), the name it is registered under, and whether that person has the right to sell.
- The RDTR zoning — what the regional plan actually permits on that parcel. A plot inside a green belt cannot be built on, whatever the seller says.
- Legal access — whether the road to the plot is a registered right of way or an informal arrangement that can be withdrawn.
- The boundaries — the stated area against the official cadastral map, because measured size and certificate size do not always agree.
Plots that fail these checks do not reach the catalogue. If a listing you are looking at has a complication, we will tell you what it is.
How foreigners can hold land in Bali
Foreign nationals cannot hold Hak Milik — freehold — in their own name. In practice there are three workable routes, and the right one depends on what you intend to do with the land:
- Long-term lease (Hak Sewa) — typically 25–30 years with an agreed extension, held by a foreigner directly in their own name. The most common structure for a private villa.
- Hak Pakai — a right of use tied to a valid residence permit. Suitable if you live in Indonesia and want a home in your own name.
- Through an Indonesian company (PT PMA) — the company holds Hak Guna Bangunan, the right to build. This is the route for rental villas, guesthouses and other commercial projects.
We explain which structure fits your plan before you commit to anything, and the transaction itself is executed through an independent land notary (PPAT). We do not act as your lawyer, and we will say so when a question needs one.
Where we work
Our strongest coverage is the Bukit peninsula — Uluwatu, Ungasan, Pecatu, Bingin, Balangan, Jimbaran and Nusa Dua — where our office is located and where we know the roads, the zoning lines and the neighbours. We also work the Canggu belt and the Tabanan coast north-west of it, from Pererenan and Cemagi through Kedungu to Balian, and we take enquiries for Ubud, Sanur and the east.
