Kutuh is the village at the southeastern corner of the Bukit peninsula, in Kuta Selatan, South Badung. It is the administrative home of Pandawa Beach and of the cliff road down to Melasti, and much of the still-undeveloped plateau land at the south of the peninsula sits inside its boundaries. The limestone plateau here runs 50–150 metres above the sea, giving wide ocean views from plots set back a long way from the cliff edge, and the airport is a 35–45 minute drive.
Parcels in Kutuh are mostly sold as long leases, the structure a foreign buyer can hold directly, and the price per are varies sharply with distance from the cliff road and with the zoning band the plot falls in.
How asking prices in Kutuh compare with Melasti, Balangan and Nusa Dua is set out in detail, and the coastal setback explains why a sea view and a beachfront plot are two very different purchases.
