Ungasan

Ungasan is the residential heart of the Bukit. It is a full village rather than a resort strip: schools, clinics, warungs, a traditional market and the main road down to Melasti beach all sit inside the area, which is why it has become the practical base for families and long-stay residents on the peninsula.

Land here is more affordable than in Uluwatu or Bingin while still being 10-20 minutes from the same beaches. Typical offers are 300-1500 sqm residential plots on paved access roads with PLN electricity, and larger agricultural parcels further from the main road that suit villa clusters or a private compound. Ocean views are possible from the southern edge of the village, above the Melasti and Karma cliffs.

Both leasehold and freehold parcels circulate in Ungasan, and freehold is comparatively more common here than on the cliff line. Zoning is largely residential and mixed-use, which makes permits (PBG) more straightforward than in the green-belt cliff areas. The airport is about 30 minutes away, and Nusa Dua and the toll road are within 20 minutes.
