The Bukit is the limestone peninsula at the southern tip of Bali, and it is where most of the island’s cliff-top and ocean-view land is concentrated. The plateau sits 50-200 metres above sea level, which gives building plots wide sea views, steady breezes and far less flood risk than the lowland rice-field areas. Roads, fibre internet and mains electricity now reach almost every corner of the peninsula, and Ngurah Rai International Airport is 30-45 minutes away.
Land on the Bukit ranges from small residential plots in Ungasan and Pecatu to large cliff-front parcels above Bingin, Balangan and Nyang Nyang. Most parcels here are sold as leasehold (Hak Sewa) with terms of 25-30 years plus extension, which is the structure foreigners can hold directly. Freehold (Hak Milik) parcels exist and are bought through a PT PMA or an Indonesian nominee structure.
The area is the strongest short-term rental market on the island: villas near Uluwatu, Bingin and Melasti hold high occupancy year round. Zoning is mixed – tourism, residential and green belt – so always check the RDTR zone of a specific plot before committing.
