Uluwatu sits on the south-western edge of the Bukit peninsula and is the best-known address on the whole plateau. The area grew around the Uluwatu temple and the surf breaks below it, and it now carries the highest land prices on the peninsula together with the strongest villa rental demand.
Plots here fall into three clear groups. Cliff-front parcels with a direct ocean view are rare and priced accordingly. Second-line land 200-800 metres back from the cliff still gives partial sea and sunset views at a much lower entry point. Inland plots along the Pecatu and Ungasan access roads are the practical choice for a residence or a small villa cluster, with mains water, PLN electricity and fibre already at the boundary.
Most Uluwatu land is offered as leasehold (Hak Sewa), commonly 25-30 years with an agreed extension. Freehold parcels appear less often and are usually taken through a PT PMA. Because the cliff belt is partly green zone, the RDTR zoning and the setback line from the cliff edge should be checked before any deposit is paid. Ngurah Rai airport is roughly 45 minutes by road.
