Jimbaran occupies the neck of the Bukit peninsula, between the airport and the plateau. It is the most established residential area in south Bali: a real town with hospitals, international schools, supermarkets, the fish market and a long calm-water bay, and only 10-15 minutes from Ngurah Rai airport.
Land here divides between the hillside above the bay – Ungasan-facing slopes with sunset views over the water, the most expensive segment – and the flat land around the town, which is denser and priced for residential rather than resort use. Because Jimbaran has been developed for decades, mains water, high PLN capacity, sealed roads and fibre are standard, and building permits are more predictable than on the cliff belt.
Freehold is comparatively common in Jimbaran, and plot sizes tend to be smaller, 200-800 sqm, reflecting the residential character. The area suits long-term rental, family housing and small guesthouses more than high-season surf villas. Check building height limits near the bay and the flight path, which apply in parts of the area.
