Ubud is Bali’s cultural and wellness centre, set in the hills of Gianyar about an hour north-east of the airport. It is a completely different market from the coast: no surf, cooler air, river valleys, terraced rice fields and a year-round demand for retreats, yoga schools, boutique hotels and long-stay housing.

Land offers cluster around the valley edges – Sayan, Kedewatan, Penestanan and Tegallalang – where plots overlook the Ayung or Petanu rivers and command the highest prices, and around the outer villages, where level agricultural land is much cheaper. Plot sizes are generally larger than on the coast, and freehold is common.

The constraints are specific to the terrain. Valley plots often have a steep buildable ratio, and the setback from the river cliff is regulated. Access roads in the villages are narrow. Building height is limited by the 15-metre rule island-wide, and Ubud enforces traditional architectural guidelines in parts of the centre. Rental returns are steadier and less seasonal than in Canggu, but nightly rates are lower.
