How land is measured and priced in Bali. Land is measured in are: 1 are = 100 m², so a 4-are plot is 400 m². Prices are usually quoted per are, which makes plots of different sizes easy to compare. Price per are depends mostly on location and road access: a plot two minutes from Berawa beach and a plot of the same size in Jembrana can differ by a factor of twenty.
Freehold and the options for foreigners. Hak Milik (freehold) is reserved for Indonesian citizens. Foreign buyers normally hold land through Hak Pakai (right of use) as an individual with a KITAS/KITAP, or through Hak Guna Bangunan (right to build) held by a PT PMA company — both renewable up to a total of 80 years. Which structure fits depends on whether you are building for yourself or running a rental or commercial business on the land.
Zoning decides what you can build. Every plot sits in a zone: yellow (residential), pink or red (commercial and tourism), green (agricultural, where building is heavily restricted), and government land. A plot advertised as “villa land” in a green zone cannot legally carry a rental villa, so we state the zone for every listing before you view it.
What we check before a plot is listed. Certificate type and its holder, zoning, access road width, electricity and water, boundary markers, and whether the seller has the right to sell.
