Hak Sewa — the lease right. A lease (Hak Sewa) gives you the right to use and build on the land for the agreed term while the certificate stays with the Indonesian owner. The lease is signed before a notary (PPAT), and what you build during the term is yours. The two clauses that decide whether a lease is worth signing are the extension terms and what happens to the buildings at the end — both must be written into the contract, not agreed verbally.
What to check on a leasehold plot. Remaining term and extension price, the owner’s certificate and whether all heirs consent, zoning, road access and width, electricity and water supply, and any existing lease over the same land.
