Cemagi is the coastal village between Pererenan and Seseh, built around rice fields, the Gede Luhur temple and a black-sand beach that stays quiet even in high season. It offers what Canggu no longer can: level, buildable land in sizeable parcels within 10 minutes of the Pererenan cafe strip. Both leasehold and freehold circulate, and prices per are sit well below Berawa. Rice-field views are the main selling point, but they are not guaranteed long term – check the zoning of neighbouring plots. Flood levels near the river and access road width are the other two checks.
