Gianyar

Gianyar regency stretches from Ubud down to the coast at Ketewel, Saba and Lebih, taking in Sukawati, Blahbatuh and the Sungai Ayung valley. It combines the wellness and retreat market of the highlands with a quiet east-facing coastline that is still largely undeveloped. Land is cheaper per are than Badung, parcels are larger and freehold is common. Coastal plots near Ketewel and Saba have attracted early villa projects. Practical checks are river-cliff setbacks in the valleys, the width of village access roads and the agricultural zoning that covers much of the regency.
