Pandawa is a beach and cliff area in Kutuh, on the south-east corner of the Bukit, reached through a limestone canyon cut down to the shore. The bay is sheltered and calm, which makes it popular with families and day visitors, and the surrounding plateau is still less built up than Uluwatu or Melasti. Land offers include cliff-top parcels with sea views, plots along the Kutuh access roads and larger inland blocks. Prices remain lower than the west-side cliff belt. As elsewhere on the Bukit, check the RDTR zone and the legal access route before buying.
