Kedungu is a coastal stretch in Tabanan regency, about 20 minutes north-west of Pererenan, built around a black-sand beach and a consistent beach break. It is the frontier of the west-coast expansion: still mostly rice fields and coconut groves, but with a paved main road, a growing number of villa projects and a beach club scene that has arrived in the last few years.
Land is significantly cheaper per are than Canggu or Pererenan, and parcels are larger – 1000 sqm to several hectares is normal, which makes Kedungu the practical choice for villa clusters and boutique resorts rather than single houses. Both leasehold and freehold are available, and freehold is more common here than further south.
Infrastructure is the main constraint: PLN capacity on side roads can be limited, water is from drilled wells, and internet is fibre only along the main road. Buyers should confirm electrical capacity, the legal status of the access track and the RDTR zoning, since much of the coastal strip is still classified agricultural.
