Pecatu is the largest village on the Bukit and covers most of the plateau between Uluwatu, Balangan and the Jimbaran hills. Because it is so big, it carries the widest range of land on the peninsula: cliff-view parcels near the Uluwatu road, residential plots inside the village, land bordering the Pecatu Indah golf resort, and large agricultural blocks inland that developers buy for villa clusters.
Prices per are vary several times over between the cliff belt and the inland zone, which makes Pecatu the place where budget and location are traded off most directly. Access roads are sealed on the main routes, PLN and fibre are widely available, and drilled-well water is the norm rather than mains supply.
Both leasehold and freehold parcels are common. Before committing, check the RDTR zoning – parts of Pecatu are green belt and cannot be built on – and confirm the width and legal status of the access road, which is the most frequent problem on inland blocks here.
