Seminyak and Kuta group the original tourist coast of Bali – Kuta, Legian, Tuban and Seminyak – a continuous strip of hotels, shops, restaurants and beach clubs running north from the airport. This is the most densely built part of the island, so vacant land is rare and almost everything traded is a redevelopment plot or a commercial parcel on a main road. Prices per are are among the highest in Bali, terms are usually leasehold, and plots are small. In exchange you get complete infrastructure, year-round rental demand and 10-20 minutes to the airport.
