Balangan sits on the north-western shoulder of the Bukit, above a long white-sand beach and a reef break that works most of the year. It is quieter than Uluwatu and Bingin but has the same cliff geography, and the drive to the airport is shorter – around 30 minutes.
Land offers here split between cliff-top parcels with open ocean views towards Jimbaran bay, and inland plots behind the Balangan road that back onto the golf course and Pecatu Indah development. Cliff parcels are typically leasehold and range from small villa footprints of 400-800 sqm up to development-scale blocks. Inland land is more often freehold and considerably cheaper per are.
Balangan has benefited from steady infrastructure work: the access road is sealed, PLN capacity has been upgraded, and fibre reaches most of the settled area. For buyers, the key checks are the cliff setback line, whether the plot falls inside the Pecatu Graha master-plan area, and legal access – some parcels are reached through agreements rather than a registered road.
