“Where should I buy land in Bali” is usually answered with a list of trendy village names and a yield number nobody can source. This page answers it differently: with the prices we are actually quoting per are right now, the physical differences between the southern areas that drive those prices, and the two regulatory facts that make some of the prettiest land the worst land to buy.
Start with the unit, or nothing else will make sense
Bali prices land by the are: 1 are = 100 m². Indonesian listings say harga tanah per are; foreign buyers often think in square metres and then misjudge a plot by a factor of a hundred. A plot quoted at Rp 625 million per are is Rp 6.25 million per m² — about USD 383 per m² at Rp 16,300 to the dollar.
Always compare per are, never by total. A cheap total usually means a small plot, and a large total on cheap land is often the better buy. The full cost mechanics — duty, notary, taxes — are in Bali land price per are and everything on top.
What the southern areas actually cost, from our own listings
These are live asking prices from plots in our catalogue, not survey averages. Small sample, but real numbers with certificates behind them.

The spread between Nusa Dua and Melasti is three-fold — for land on the same peninsula, sometimes fifteen minutes apart. That spread is the whole decision, so it is worth understanding what produces it.
What you are paying for when you pay more
Distance to a usable beach, not to the sea
Almost all of the Bukit peninsula is near the sea. Very little of it is near a beach you can walk to. The cliff means a plot 300 metres from the water can be forty minutes from sand. Melasti and Balangan command their premium because access exists; interior Ungasan and Pecatu land at a fraction of the price is often no further from the ocean as the crow flies.
The view, and whether it can be built out
An ocean view is an asset only if nobody can put a building in front of it. On sloping Bukit land, check what sits between your plot and the water — including whether that land is currently empty because it is unbuildable, or empty because it has not sold yet. The second kind of view disappears.
Road access as a registered right
This is the most underpriced risk on the peninsula. A track on the ground is not a right of way in the documents. There are documented Bali cases of a neighbour closing a strip and asking tens of millions of rupiah to reopen it, and of a customary village charging hundreds of millions for passage. A plot with cheap land and no registered access is not cheap.
Utilities
Electricity capacity and a water source are line items, not assumptions. On the Bukit, water in particular is a real constraint and a real cost.
The two regulatory facts that override area preference
Zoning beats postcode. A plot in a fashionable area that cannot host a rental licence is worth less than an ordinary plot that can. Commercial villa rental (KBLI 55193) requires tourism zoning and a company; pondok wisata is open only to Indonesian citizens, capped at five bedrooms, owner resident. Check the zone before the view.
Coastal proximity now cuts both ways. Perda Bali 3/2026, in force since February, tightened the coastal buffer zone. And on 21 July 2025, forty-eight structures at Bingin were demolished — land classified as state land, under UU 27/2007 art. 35 and Pergub 24/2020, with no court order. Seven of the forty-eight involved foreign investors. Closest to the water is not automatically best; on this coast it is sometimes the category of land with the least protection.
A third constraint is drifting inland: rice-field land is being converted fast — from 70,996 ha in 2019 to 64,474 ha by February 2026 — and a moratorium announced on 15 September 2025 covers agricultural land and water-absorption zones. It was announced rather than published as an act, so we describe it as practice, not settled law. It still stops applications.

Two things to do before you shortlist an area at all. Settle which ownership structure applies to you — it eliminates plots faster than any map does, and we set the options out in what foreigners can and cannot own in Bali. And if the plan is to build, read what it costs to build a villa on land you buy first: on the Bukit the land is 80 per cent or more of the project, so the area choice is the budget.

No rental yield percentages by area. No appreciation forecasts. No “best area 2026” ranking. Those numbers circulate widely and we have not found a disclosed methodology behind any of them — publishing them would make this page longer and less useful.
