Seminyak is the established luxury strip between Kuta and Canggu – restaurants, beach clubs, boutiques and hotels along Jalan Kayu Aya and Petitenget, with a long west-facing beach. It was the centre of Bali’s high-end market before Canggu, and it remains the most commercially mature address on the coast.
Vacant land in Seminyak is genuinely scarce. What comes to market is usually a redevelopment opportunity: a small plot behind the main streets, an ageing villa on land worth more than the building, or a commercial parcel on a main road. Sizes are compact, often 200-600 sqm, and prices per are are among the highest in Bali. Leasehold dominates, with terms frequently shorter than on the frontier areas because the underlying land has already changed hands several times.
The upside is infrastructure and demand: mains water, full PLN capacity, fibre, sealed roads and a rental market that works all year for both nightly and monthly stays. The downside is traffic and the near-total absence of large blocks. Zoning is mostly tourism and commercial, which suits hotels, restaurants and rental villas.
